Shipping Container Architecture for London’s New Urban Padel Destination

Project Overview

Padel Social Club Kentish Town represents the transformation of a brownfield industrial site into a contemporary urban sports and social destination in North London. Lead Design Studios were appointed to deliver the detailed architectural design and container fit-out packages for the modular elements of the development.

The project centres around a collection of repurposed shipping containers that accommodate the key facilities required to support a modern padel venue. These include changing rooms, WC facilities, hospitality spaces, retail areas, storage units and social lounges, all designed to create a cohesive and engaging experience for members and visitors.

Located within easy reach of Kentish Town Underground and Thameslink stations, the scheme provides a highly accessible leisure destination while bringing new life to an underutilised urban site. Through careful planning and efficient modular construction, the development demonstrates how shipping container architecture can deliver high-quality recreational spaces within constrained city locations.

Design Features

The design approach focused on creating a contemporary architectural identity while maximising the potential of modular construction. Each container was carefully configured to meet the operational requirements of the venue while contributing to a consistent visual language across the site.

A dedicated changing room container provides male and female changing facilities alongside integrated showers, combining durable commercial finishes with a warm and welcoming interior environment. Complementing this, the WC containers incorporate accessible and inclusive facilities designed to accommodate a wide range of users while maintaining privacy, comfort and compliance with current accessibility standards.

At the heart of the venue is a lounge container overlooking the courts. Designed as a social hub, the space combines hospitality-inspired interiors with practical sports venue functionality. Timber wall finishes, oak-effect flooring, exposed services and large glazed openings create a contemporary atmosphere that encourages players and visitors to spend time within the venue beyond their time on court.

The reception and retail container serves as the operational front-of-house, integrating customer check-in, merchandise displays and visitor services within a compact footprint. Meanwhile, the dedicated bar and cool room containers support the hospitality offering, providing the infrastructure required for both everyday operation and larger social events.

Throughout the development, the use of repurposed shipping containers supports sustainability objectives by reducing material waste and enabling efficient off-site fabrication while maintaining a robust and durable construction solution.

Site Challenges

The Kentish Town site presented a number of design and planning challenges that required careful consideration throughout the development process. Situated on a former industrial brownfield site, the land is divided into two separate levels with a significant change in height between the upper and lower sections of the site.

The modular container buildings needed to respond to these changing site levels while providing safe and accessible routes for visitors. Particular attention was given to floor levels, access arrangements and circulation to ensure the facilities remained fully functional and compliant across the development.

The compact urban setting also required careful spatial planning to accommodate a wide range of facilities within a limited footprint. The design team worked to maximise efficiency within each container while ensuring the venue retained the welcoming atmosphere expected of a premium sports and social destination.

Balancing operational requirements, customer experience and sustainable construction methods was central to the success of the project. The result is a flexible and contemporary padel venue that demonstrates the potential of modular architecture within challenging urban environments.
