Gold Street, Northamptonshire

Located in the heart of Northampton town centre, this project explores the sensitive redevelopment of a mixed-use urban site within the All Saints Conservation Area. The scheme focuses on the transformation of existing underutilised buildings into high-quality residential accommodation, while responding carefully to the historic context and surrounding built fabric.

The proposal reimagines a four-storey building fronting Gold Street by converting the vacant upper floors above an active commercial unit into a series of one-bedroom apartments. To the rear, a former office and industrial building accessed from St Katherine’s Street is repurposed into contemporary student studio accommodation, addressing the growing demand for housing in close proximity to the University of Northampton.

A key driver of the design was to retain and enhance the architectural character of the existing structures. The historic street-facing façade is preserved, with original window proportions and detailing maintained, while internal interventions are carefully introduced to create efficient and modern living spaces. The scheme avoids unnecessary new build elements, instead prioritising reuse, lightweight internal construction, and minimal impact on the existing fabric.

To the rear of the site, the removal of later additions opens up the block and improves access, allowing for a new landscaped courtyard and entrance sequence. This intervention not only enhances circulation and amenity but also contributes positively to the wider townscape, revealing and reinforcing the historic urban grain.

The project demonstrates a balanced approach between conservation and contemporary living—delivering much-needed housing within a sustainable, highly connected town centre location, while respecting the heritage significance of its setting.
