Project Overview

LDS delivered an 11-bed supported living facility in Luton, Bedfordshire for Keystage Housing, created through the conversion and extension of an existing building.

Appointed as Lead Designer, we provided Architectural services for RIBA Stages 4 & 5, along with a full site support package and the role of Building Regulations Principal Designer. A key requirement of the project was creating a high-quality, sustainable living environment for residents while meeting modern care and housing standards.

Sustainable Design and Energy Efficiency

A key driver of the project was the delivery of a highly energy-efficient building, helping to minimise tenant energy bills while providing a comfortable and sustainable living environment.

To achieve this, the scheme incorporates Juwo Evolved Smartwall, an innovative monolithic clay block system that offers:

  • High thermal performance and airtightness
  • Solid wall construction without cavities
  • Faster construction programme
  • Cost-effective alternative to traditional methods

This modern method of construction supports both sustainability goals and long-term operational efficiency, with potential to become more widely adopted across the UK.

The project presented a number of site and design challenges, including working within the constraints of an existing building and integrating new construction with a structure over 100 years old.
